In regards to the 1st line of clue 4. I'm thinking it might be (another) reference to hockey (ie. Xcel).....The northstars turned "cold" (left) to us (MN) and went south. Could that mean that it's south of the Xcel? of course...i have no idea how this fits with the rest of the clue.

any ideas on the thought that the coldest star could refer to a particular player from the ole north stars,,, such name could refere to a street, or whatnot.

We actually did poke around in front of the PP building last night, but just a tiny bit. The building itself is of course private property. There are a couple of newspaper boxes outside that we looked at a bit. It's hard to actually rule it out since it seems to fit a lot of the clues, but it also strikes me as somewhat unlikely.
