So is it normal to have that sick panic feeling that you are making a huge monumental life altering descision? It doesn't help that they throw a couple of dozen forms with mumbo jumbo on it that you don't bother to read cuz you wouldn't understand it anyway, so you just trust what they tell you what it's for and sign your name a gazillion times.... and that's just for the pre-approval and the purchase offer.
These people would be idiots not to accept our offer. I've been told that for every one buyer there are between 6 and 14 houses for sale. Plus they HAVE to sell. (We think they are getting a divorce) Plus they have alot of unfinished do it yourself projects that need to be re-done or finished.
We actually offered $24,000 less than what they were asking but I think it's fair considering all the work we'll have to do. Plus the house was built in 1988 so there is the probability that we might have to replace the roof and/or cental air unit in the next 5 years.
hopefully.... I'm pretty sure that this one is the original too. I was like "that's the AC?" We'll see how it keeps up... there was an addition put on - a huge living room.

He said that it's not that uncommon for people to set up nanny cams to spy on potential buyers. That way they know how firm they're going to be on the price.

This kind of decision is about ME and my future NOT the financer and the bank. I cannot stand the feeling of getting screwed financially! I have great credit and look for bargains -I will NOT pay $5 grand in closing costs and it actually has to be lower than 5.67 to be worth while.
we've got a few projects that were diy in our house too courtesy of the previous owners. the trim job in the basement sucks. there's no access panel for the jacuzzi in the basement bathroom. they didn't install any return vents in the basement, so the naturally cooler air from down there never circulates back to the rest of the house. but all in all its a dream place. much like yours, with a pond and a park/playground adjacent to the land, and woods across the pond from the house.
just that they are willing to work with me on the best rate they can offer but they couldn't do 4 FIXED. They could give me lower than 4 if it was a different type of loan. One guy was a little upset and thought I was nuts (even though I can be) ...but thats the point- He showed me his attitude and I crossed him off the list. I don't want attitude - this isnt about HIM! I am testing them for my business. I am interviewing them NOT the other way around.

2) you don't want one of the non-fixed mortgages. there's a lot of people who in the next year are going to be in a world of hurt because their 3/1 arms are going to be adjusting for the first time, and not in a good way.

People and realtors who are too stupid to figure out that it's a buyers market and if they want to sell their house in a hurry, they'll have to come down more than $6000 from their asking price. This family HAS to sell, right now the mom and kids are in up north and the dad is at the house. Their house is nice but it would only be worth their asking price if everything was perfect, but it's not and we're calculating what it would cost to make the house the way WE would like it.
We decided not to counter offer right away. Let them sweat a little and think maybe we're looking elsewhere. If they don't make another move in the next couple of days we'll make a counter offer and hopefully they'll be more reasonble.
The funny thing is we know that they are motivated sellers. Their realtor said that are moving close to her father because he is ill and needs to be taken care of... or the story is BS and they are getting a divorce and the wife and kids went to live with her parents. But either way you'd think they would need to sell ASAP. It's been on the market for 2 months. And they haven't had any offers. As it is if they sold it to us we wouldn't close until the end of July. If they wait much longer your talking a late Aug closing. We are taking a risk by either waiting or standing by our offer BUT I think the risk is in our favor being what the market is and that nobody has showed interest yet in the house.
Stay true to yourself Tates. 2 months in todays market is sad. If they don't budge tomorrow before the holiday weekend, don't think they will. I'd move on if you don't hear from them tomorrow. You'll kick yourself if you give in.

Their realtor said they were disappointed that we only went up 5g and didn't want to "nickel and dime" negotiate. :angry: Ugghhh they only went down 6,000!!! Not to sound childish but they started the nickel and dime game. So they said NO and we said OK. So we'll give them the long holiday weekend to stew about it. Then we'll make our final offer.

I guess it's hard because there are PARTS of the house we love. And other parts are nothing to brag about or need improvement. I'm fine with making the changes we want, but I'm factoring the cost of that into the price we are offering.
Parts we love--- pool, hot tub, huge fenced in yard, beautiful addition (living room) and turning the old living room into the dining room with hardwood floors, plus there is a park right behind the house.
We get these in our house from time to time so far I've killed 2 1.5 inchers. My husband missed a 2 incher 2 days ago and I still can't sleep right knowing that it's here..... somewhere. :worried: :chagrin:

excessively-limbed centipedes
I mentioned in a recent column that a centipede the size of a yard rake had managed to get into my house and I dispatched him with my usual implement of centipede control, a machete. That caused many readers to recall with something unlike fondness their own encounters with the excessively-legged creatures and, frankly, considering the amount of e-mail I've received, I'm sorry I brought the whole matter up.
Some readers did not believe I use either a machete or an electric jackhammer to kill centipedes, and I have to admit that kind of hardware may seem extreme. But when I engage in combat with offensively armed insects, I adhere to the Doctrine of Overwhelming Power as espoused by U.S. Secretary of State Colin Powell.
I guess what was confusing was the image of me flailing a machete around inside the house, as if I were cutting down banana stumps. I should have pointed out that the technique is more like using a Ginzu knife with many small, rapid chops, so that the centipede is multi-sectioned like a piece of celery.
As far as the jackhammer goes, I concede I only used that once on a centipede and outdoors, at that. I happened to be jackhammering when the centipede rushed me and I diced him up. I highly recommend this method of centipede control to anyone who uses a jackhammer regularly during their yard work.
Brandon and Gail Kop wrote to tell me that I was lucky to have had only one centipede get into the house.
"My wife and I have caught 106 live centipedes in our house in a 10-year period," he wrote. That's a shocking number. But Brandon, I don't think you can refer to a dwelling in which 106 centipedes reside as "our house." It is THEIR house.

Then the centipedes will die from the poison. Hank, buddy, if you are using slugs to get to roaches to get to centipedes around your place, I think you've let your wildlife get a little out of hand.
A reader named Claire said she uses chopsticks to pick up centipedes and then flushes them down the toilet. She also uses a hammer to dispatch those giant cane spiders. Claire, you seem very versatile.
Lisa says she also uses hammers on cane spiders ("It's less messy than a shoe and they don't see it coming") but wonders how to "toilet train" geckos so they don't leave droppings around the house. Small whips, Lisa. Very small whips.
Did get a bit of good news monday night though. Possible job opportunity, only issue is I know former co-workers that work there, and they're getting into legal proceedings with this company's president (he's being vindictive) and I might not wish to go down that road...

When my old place went under and sold off the assests, the company pres bought them, he then made a new company up and is trying to do business as usual with the customers from the old company.
There was another company in the area that had considered bidding on the assets of the old company. IMHO if they'd won the bid, it would've been much better all around. However, they didn't due to the assets didn't include a non-competition clause. Which meant the prez (my current boss) could've lost the bid, but still start a company and go after the customers from the old company, which made bidding on the assets much too risky.
After the prez won the bid (well, basically noone else bid) a few employees from the old place decided not to move on with the new company, two of which took jobs with the company that didn't bid. Since it's the same sort of company, selling office products, the prez thinks this other company is using former employees to get a foothold in the market we served. Basically they're doing the same thing he would've done had they outbid him anyway...
So, he's been pushing his legal options to try and pressure my old co-workers due to their new employer. Funny thing is, they never signed anything with the old company that keeps them from working for a competitor. Neither have I, but again do I really want to push the issue by "defecting"? The other place is a larger company, and they do treat their employees well from what I've heard.
However, I don't feel like I've ever been treated poorly here. Other than working a lot of long hours, which I'm due vacation yet for, just haven't been able to take it with getting everything running smoothly here.
Sometimes I think if I want out, I'd like to get out of the industry instead.
